Fairfax County, Virginia, will hold a series of sessions to provide additional information about the upcoming site specific plan amendment (SSPA) cycle in early 2025. This is Fairfax County’s process for reviewing proposed land use changes (called nominations) to the county’s comprehensive plan for individual sites.

As summarized in a previous client alert, the SSPA process presents a significant opportunity for property owners and developers to add value and respond to changing market conditions. Nominations can establish additional optionality for properties, reevaluate use and density restrictions, and/or establish more favorable design parameters.

The nomination period for proposed land use changes will open in January 2025. It will likely be at least two years until another SSPA process is available.

Contact the McGuireWoods real estate and land use team to schedule a time to discuss options and strategy, including ways to maximize chances for success in advance of the formal nomination.
